At some point in the life of a homeowner, there will likely come a time where you must sell your home. No matter the situation, the home selling process is time-consuming, stressful and emotional. But, it doesn’t have to be. In fact, there are some things you can do before and during the process that’ll make for a stress-free and successful transaction. What should you know? Here are eight things you should know before selling your first home:



Trust the Professionals
First and foremost, always hire a local real estate agent – AND trust their advice. Not only do they know the laws and regulations, but they are also neighborhood experts and have the negotiation and promotion skills to take your home to sold. Once you have your REALTOR®, consult them on the best maintenance and staging professionals in the area as you may need to complete some pre-market preparations before your home officially hits the market.

Refresh Your Interior
Declutter the bookshelves, tables and closets and move the excess items into storage. While cleaning, also add a fresh coat of paint to the interior walls. A neutral color like greige, beige or gray is appealing and makes a room appear larger. These pre-market preparations will ensure your home is appealing to any potential homebuyer.

Picture-Perfect Photos
As online is the first place a potential buyer will look, it is essential to ensure the photos will impress. Hire a professional photographer to come and capture your home in its best light.

Stage Your Home to Sell
Staging really does work. If you have furniture and décor items in your home, ensure they are arranged in an appealing way to a homebuyer. In the case you have removed all the furniture, hire a home stager to bring in sofas, chairs and wall décor. According to the professionals, a staged house can sell for up to 88 percent faster than a non-staged house, at a 20 percent premium.

First Impressions Matter
Don’t neglect your home’s curb appeal. To ensure the first impression is a beaming success, landscape the flowerbeds, mow the lawn, add potted plants to the porch, incorporate window boxes, etc. For an extra touch, add a seasonal wreath and doormat to the front door.

Highlight Unique Features
What made you fall in love with the home? What do you think will appeal to homebuyers? Share that information with your REALTOR® so they know precisely which unique features to highlight in the listing description and social media posts.

Host a Great Open House
Create the perfect atmosphere and appearance for home showings and open houses. To do this, deep clean the house from top to bottom, set the air conditioning to a comfortable temperature, and for the 15 minutes before you head out, light a candle that smells like the season. But, be sure to blow it out before you leave!

Jump at a Good Offer
Don’t dismiss early offers just because they aren’t exactly what you expected. In fact, the longer your home sits on the market, the more it decreases in value! With that in mind, the first offer may actually be your best offer.
