Curb Appeal

What people see when they first come to your home is essential to getting them to take the next step inside.  Curb appeal can be the difference between selling your house and not!

While curb appeal means different things to different people, the five most important things to concentrate on when thinking about selling your home are the following:

  1. Landscape

  2. Doors and Windows

  3. Fresh Paint

  4. Roof

  5. Gutter


Any one of the five items above can be the attention grabbing feature that a buyer is looking for!!

Since we live in an area where rain doesn’t come all that often and the sun shines more often than not, it is imperative to make smart choices when landscaping your yard.

For example, a lush green lawn may not be the smartest choice since we often see our community in different stages of water restrictions.  However, there are a plethora of choices for drought tolerant plants, flowers and trees that can make your yard lovely and appealing to the most discerning of buyers.

The front door and windows are one of the first things people see when they walk up to your home.  They should be maintained and freshly painted for the best first impression.  Also, make sure any broken or unsealed windows are replaced for optimal effect.

Additionally, fresh paint can do wonders to a home!!  And while it can be costly to paint the entire exterior, it can add great value to the sales price you can receive in the end.  Make sure to opt for a neutral color so that your home will appeal to a wider variety of buyers.

The roof might not seem like something buyers would pay attention to, but they do.  A roof with missing shingles or in disrepair can be a huge deterrent to buyers.  Making sure that the roof is in tip top shape can, again, be costly up front, but can have a great payout in the end.

And lastly, gutters are a good look into the way the home has been maintained throughout the years.  Dirty gutters that are falling apart can prove costly to your bottom line.  Making sure they are clean and well-maintained show buyers that they are getting a home that is in good shape.

Maintaining and updating the exterior of your home is extremely important to getting the best price in the shortest amount of time.  The first impression is the BEST impression!!!
