With real estate at the top of many people’s minds these days, we thought we would answer some questions that always seem to surface no matter what the market looks like! Of course, these are only five of the plethora of questions out there, but they seem to come up more often than others.
Why do I need a Realtor® to buy or sell my home? Home sales and purchases are tricky business. Contracts are lengthy, addendums are needed, disclosures are critical and that is just a piece of the paperwork. Add negotiating terms and price, the transaction process, marketing (for sellers), inspections, financing, surveys and appraisals and most people’s eyes will glaze over. Having real estate agent representation means the transaction will be handled ethically, professionally, timely and with the knowledge and skill required to make the process a win-win for everyone involved.
Why do I need a Realtor® to buy a new home through a homebuilder? Homebuilders do not represent the buyer. They represent the seller. Therefore, the buyer’s best interests are not on anyone’s priority except for the buyer. Additionally, homebuilders don’t always give buyers the best options (i.e. lenders, title companies, PRICE).
Why do I have to stage my home to sell it? Home décor is personal. Of course, every homeowner loves how they have decorated their home. If they didn’t, they would have done something different. However, buyers are a picky lot. They like neutral, up-to-date and a feel that they could move their things right on in. Real estate agents and staging companies have much experience on what buyers seem to like, so taking their advice helps sellers top the competition from the get-go.
Isn’t a foreclosure always a better deal? Foreclosures can be great deals. However, in a foreclosure the bank has ownership of the property and they are usually backed by a financial conglomerate that doesn’t need cash like a normal seller might. Sellers who are in a hurry to get to the next stage in their life, or new city, may be more likely to drop the price than a bank will.
Does list price matter in a seller’s market? YES, YES, YES!! An overpriced home does not sell no matter what market they are in. Homeowners who price their homes too high won’t get a showing, which means they won’t get offers, which means they won’t sell their home. Competitively pricing a home will attract buyers and that is how homes are sold!
