What is a home inspection?
A home inspection, as defined by the American Society of Home Inspectors (ASHI), is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation.
When you dive deeper into the definition, you will notice the word “visual.” In general, a home inspector will only take a look at what is visible within the home. Noticeable issues can provide clues to underlying problems, but the inspector will not dig in any deeper.

Why should you get a home inspection?
Buyers should always get a home inspection. The report provides details on the condition of the home and notes any major maintenance issues. After the inspection, the buyer can negotiate with the seller to include any or all repairs with the sale of the home or, in some cases, the seller may provide money for the buyer to repair the issue at the conclusion of the sale.
While it is not necessary to get a home inspection as a seller, it may be useful. Before listing, hire a home inspector to come out and inspect the house. This report will come in useful during negotiations and when completing repairs prior to listing.
