If you’re going to be putting your home on the market here in Austin, it is crucial to get it priced correctly so that you attract the greatest number of buyers to garner the best price.
I take a lot of time and put a great amount of detail into pricing. To price a home, I compare home values within your neighborhood and also outside of it. We look at active homes, inactive homes, and old listings. To form a good price, you have to take a look at the whole picture of what’s going on, which is what appraisers do to determine prices.
If you have specialty property such as an acreage or a waterfront property, these need to be looked at individually. Your agent will need to find all of the competition for these homes, because if you miss the price point it will either cost you a lot of money or a lot of time.
One of my specialties is with pricing luxury homes, and these are often more tricky to price because of the smaller amount of competition. I also have access to homes that have not been listed on the MLS, so if you’re looking to buy or list your home there, I can be your resource.
The thing to know about pricing is that every agent does it differently and there is no magic formula to get the perfect price. It takes experience and know-how to pick an attractive price for a home, which is a skill that I possess.
