How Sellers Should Handle Multiple Offers in Austin
Today I wanted to talk about Multiple Offers because they are becoming a big issue in our Austin marketplace. Today I will be focusing on how sellers should handle this situation.
As a listing agent here in Austin I am seeing more and more multiple offer listings in all price points.
When you’re a seller and you get multiple offers, you want to take a look at them with your real estate agent. You need to consider their financing (cash is always best), their option period, and whether they are from out of town or not.
If some of your potential buyers are getting financing, you will want to take a close look at that with your agent.
Also, if you get an offer that is much higher than your asking price, it could become a problem later down the road when your home is appraised.
The main thing to consider here is that you will need a knowledgeable agent to sift through your offers and determine which one is the best for you. Knowing about pricing in the Austin market is a major advantage as well.
Having multiple offers is all that a seller can ask for, but you need a professional to pick and choose which ones would be the most beneficial to you and your situation.
