Still A Great Time To Sell

    Summer is almost over, but that doesn’t mean the real estate market is dead.

    It’s definitely not lifeless in Austin, Texas.

    In fact, many homes sell faster and for more money during the fall and winter months because the inventory is lower and buyers are more serious.

    One of the keys to selling fast and for a good price is picking your real estate agent wisely.  Additionally, selling without an agent may seem more lucrative but year after year, the statistics show this is not the truth.

    Not only do agents understand the local markets and marketing practices, but also, homes sell for MORE when using an agent.  Case in point, last year, sellers using real estate agents to sell their homes netted $26,300 more on average than those who chose not to hire an agent.

    Other things that you should consider if you need or want to sell your home include:

    1.  Declutter and decorate your home like the model home on builder’s row.  Everyone loves the builder’s model homes!!  Plus, most buyers cannot see past the clutter and mess.  For example, get rid of one of the living room end tables, and remove the desk from your family room or extra bedroom. Buyers should see there is enough space in your house for their needs.

    2.  Make those repairs you have been putting off.  If it’s something you know you would want repaired, than it will be something the buyer will want done, as well.  The two types of repairs are cosmetic and the ones that the inspector will find.  Do both types of repairs because you would do them if you were going to continue to live there anyway.

    3.   Get some great curb appeal.  Nothing is worse than a buyer walking away before they even enter the home!!  Have fresh flowers, clipped hedges, clean gutters, washed windows, and a welcoming entryway to make buyers want to dive in and see what else the home has to offer!!

    4.  Set a reasonable price.  Never worry about setting the price too low because if it is, the market will up the price by multiple offers.  BUT NEVER SET THE PRICE TOO HIGH because the market will adjust for this, as well, by not even coming to see your home at all.
